The Challenge
This project had several issues with the site itself. Having been an area where people had dumped garbage for years, there were contaminants in the soil. The site was also a stream before being infilled and had settlement issues. The RBA Design team developed an approach that utilized pile foundations on one building to provide support over the old streambed. Financed by Virginia Housing, there were several requirements that we needed to comply with unique to the site. Construction did take an additional 5 months because of the foundation design for the one building. But in the end, the developer has a successful project that is fully leased at this time.
